The Service
Your driveway is the largest, most visible surface you own
A driveway and patio take everything the British climate has: rain, shade, leaf fall, frost, tyre traffic, oil drips and barbecue grease. Over a few years the surface builds up a black weathering film and a layer of algae and moss that hides the original colour completely. Most people don't realise how far their paving has drifted until a section of it is cleaned and the difference is side by side.
Cleaning a driveway or patio properly is more than pointing a lance at it. Block paving needs the joints considered: clean out the weeds and detritus, then replace kiln-dried sand afterwards, because sand is what locks the blocks together and stops them shifting. Slabs need even, overlapping passes so you don't leave stripes. Tarmac and resin need a much gentler approach or the surface is damaged permanently.
We clean driveways, patios, paths, steps and hard standing throughout North London and Hertfordshire, for homeowners, landlords, agents and businesses.
Who it's for
- Homeowners whose block paving or patio has gone green and black
- Anyone selling or letting a property who wants instant kerb appeal
- Households where the patio is slippery after rain
- Landlords and agents refreshing exteriors between tenancies
- Businesses maintaining safe, presentable forecourts and parking areas
When it's needed
- Green algae or black weathering film across the paving
- Weeds and moss growing between blocks and slabs
- A patio that's become slippery underfoot
- Sunken or shifting blocks where the jointing sand has gone
- Before a sale, a viewing, a let or the summer season
Why professional help matters
The classic DIY driveway is striped: darker and lighter bands where the passes didn't overlap evenly. It's hard to correct, because the only fix is cleaning the whole area again properly.
The second classic mistake is washing all the jointing sand out of block paving and never replacing it. Without sand in the joints the blocks lose their interlock, start to rock and creep, and weeds return faster. Re-sanding is part of doing the job properly, not an upsell.
What Happens If You Leave It
A neglected drive doesn't stay still: it deteriorates
Paving that's left green doesn't just look tired. Growth opens the surface up, water gets trapped, joints wash out and frost does the rest. What starts as a cleaning job becomes a repair job.
Slippery patios and steps
Algae on wet slabs is genuinely hazardous, and patios and garden steps are where people carry things with their hands full.
Weeds and moss break the joints down
Roots widen the gaps between blocks and slabs, displacing sand and letting more water and debris in. Each season the problem compounds.
Blocks shift and sink
Once jointing sand is gone the interlock fails, blocks rock under tyre load, and you get ruts and uneven areas that need lifting and relaying.
Frost damage over winter
Saturated, clogged paving holds water. When it freezes it expands, spalling surfaces and cracking slabs.
Value knocked off first impressions
The drive is the first thing every buyer, tenant, valuer and visitor sees. A green, weedy frontage sets an impression the interior then has to fight against.
Oil and rust set into the surface
Fresh drips can often be treated. Old contamination soaks into porous paving and becomes very difficult to remove entirely.
The mistakes that cost people the most
- Uneven passes with a domestic washer, leaving permanent stripes.
- Washing out all the jointing sand and never re-sanding.
- Using high pressure on tarmac or resin-bound surfaces.
- Blasting weeds off the top without treating the root in the joint.
- Flushing sand, soil and debris straight into drains and blocking them.
- Sealing a driveway that hasn't been properly cleaned or dried first, locking the dirt in.
Our Process
The step-by-step system we use on every job
Survey and quote
We look at the surface type, condition, joints, drainage, access and any oil or rust contamination, then agree the scope and a clear price before any work begins.
Clearance and preparation
The area is cleared, weeds and moss removed from joints, loose debris swept out and vulnerable areas (planting, doors, airbricks, adjacent surfaces) protected.
Pre-treatment
Heavy organic growth and specific stains are treated first so they release with less pressure, which is better for the paving and gives a more even result.
Controlled cleaning
The surface is cleaned with pressure and technique matched to the material, worked in consistent overlapping passes to avoid banding, with edges and details done by hand.
Rinse, clear down and re-sanding
Debris and slurry are rinsed and cleared rather than pushed into gullies, and kiln-dried sand is brushed back into block paving joints where required to restore the interlock.
Final walkaround and guarantee
We walk the area with you, explain any permanent staining honestly, and back the work with our service guarantee.
What You Get
Specific results, not vague promises
Kerb appeal in one visit
The biggest visible change you can make to a property's exterior, achieved in a single day for a fraction of the cost of relaying.
Safer paving underfoot
Algae removed means grip restored on patios, paths and steps: a real difference in wet weather.
Joints restored, not stripped
Re-sanding block paving after cleaning keeps the blocks interlocked and slows weed regrowth.
Even finish, no stripes
Overlapping controlled passes give a uniform result rather than the banding a hired machine leaves behind.
Longer life from your paving
Getting growth and trapped water off delays frost damage, pitting and the point where relaying becomes necessary.
Insured, guaranteed work
£5m public liability cover, a service guarantee on every job, and the same father-and-son team on site.
In Detail
Surfaces we clean and how each one is handled
Driveways and patios come in very different materials, and the correct method changes completely between them.
Surface types
- Block paving: cleaned then re-sanded with kiln-dried sand to restore the interlock.
- Concrete slabs and flags: durable, but need even overlapping passes to avoid banding.
- Natural stone: sandstone, limestone and slate vary in hardness; pressure kept lower and tested.
- Imprinted and pattern-imprinted concrete: cleaned carefully as the surface layer and colour coating are vulnerable.
- Tarmac and asphalt: low pressure only; high pressure lifts the surface and loosens the aggregate.
- Resin-bound and gravel-set surfaces: assessed individually and treated gently to protect the binder.
What we can and can't remove
- Algae, moss, lichen and general weathering film: removes well.
- Weeds in joints: removed and the joint cleared, though seeds will return over time.
- Leaf and tannin staining: usually improves substantially.
- Fresh oil drips: often treatable, especially when caught early.
- Old, soaked-in oil and rust: improvement is realistic, complete removal often isn't; we'll say so up front.
- Paint, cement splashes and physical damage: a repair matter, not a cleaning one.
Situations we're called out for
- Pre-sale and pre-valuation exterior refreshes
- End-of-tenancy and pre-let presentation
- Slippery patios ahead of summer use
- Weed-choked block paving that's beginning to shift
- Post-building-work cleaning of dust, splashes and mess
- Commercial forecourts, car parks and access routes
Residential vs commercial
Domestic jobs are usually one visit covering the drive, patio and paths, timed around a sale, a season or simply years of build-up.
Commercial work (forecourts, parking areas, service yards, communal paths at managed blocks) is about safety, presentation and consistency, and is often best on a scheduled cycle. We can work around your opening hours.
Keeping it clean for longer
Sweep leaves off in autumn rather than letting them rot down into the joints; leaf mulch is what feeds the next season's growth. Keep gutters and downpipes clear so water isn't constantly discharging onto one area of paving.
Cut back overhanging shrubs and trees where you can: shade and constant damp are exactly what algae need. Deal with new oil drips quickly, while they're still on the surface.
Where we work
We cover North and North West London: Enfield, Barnet, Harrow, Edgware, Muswell Hill and Wembley; and all of Hertfordshire, including Watford, St Albans, Hatfield, Welwyn Garden City, Borehamwood and Potters Bar.
Most customers combine the driveway and patio with gutter clearing, conservatory cleaning or general pressure washing in the same visit.
Questions People Ask
Driveway & Patio Cleaning: your questions answered
How much does driveway cleaning cost?
It depends on the area in square metres, the surface type, access and how heavy the growth and staining are. Quotes are free: send us the rough dimensions, a photo and your postcode and we'll come back with a clear price.
How long will it take?
Most domestic driveways and patios are done in a single visit. We'll give you a realistic time estimate when we quote so you can plan parking and access.
Do you re-sand block paving afterwards?
Yes, where the joints need it. Kiln-dried sand is brushed back into the joints after cleaning; it's what keeps the blocks interlocked and slows weed regrowth, so it's part of doing the job properly.
Will you damage my paving?
Not when the method matches the material, which is why we assess first. Tarmac, resin, imprinted concrete and soft natural stone all get a much gentler approach than concrete flags.
Can you get rid of oil stains?
Fresh drips can often be treated successfully. Old oil that has soaked into porous paving usually improves rather than disappears, and we'll tell you honestly what to expect before you book.
Will the weeds come back?
Eventually, seeds blow in and settle in joints, that's unavoidable. Clearing joints, cleaning properly and re-sanding slows it down significantly, as does sweeping leaves off in autumn.
Do you seal driveways?
Talk to us about your surface when you get your quote and we'll advise what's sensible for it. Sealing only ever makes sense on a surface that's been properly cleaned and fully dried first.
How often should a driveway be cleaned?
Shaded, north-facing and tree-lined drives green up much faster than open sunny ones. Many customers find an annual or biennial clean keeps things under control.
Are you insured, and is the work guaranteed?
Yes: £5 million public liability insurance and a service guarantee on every job, backed by 15+ years' experience and a 5.0 rating from 332 TrustATrader reviews.
Which areas do you cover?
North and North West London and all of Hertfordshire: including Enfield, Barnet, Harrow, Edgware, Muswell Hill, Wembley, Watford, St Albans, Hatfield, Welwyn Garden City, Borehamwood and Potters Bar.
